As of 2025, the housing market is experiencing significant changes. According to data from the Central Bank, there has been a decrease in real-based losses in housing prices. In March, the real-based loss was 4.2 percent, compared to 5.6 percent in February and 7.2 percent in January. This indicates that monthly increases in housing prices are starting to align with inflation levels.
Real Estate Specialist Mustafa Hakan Özelmacıklı emphasized that the reduction in real losses is a positive sign for the real estate sector’s recovery. The recent upward trend in second-hand real estate investments has contributed to this improvement.
In addition to the housing market, other investment instruments such as the US dollar, euro, and BIST 100 index have also seen losses in the past year. Despite these fluctuations, real estate remains one of the most valuable investment options in the country.

In major cities like Istanbul, Ankara, and Izmir, certain districts have seen substantial increases in property value. For example, Kadıköy in Istanbul has seen a 45 percent increase, while Beypazarı in Ankara has seen a 50 percent increase in the last year.
