
Former German Residence of Alisher Usmanov for Sale

A luxurious villa on the shores of Lake Tegernsee in the Bavarian Alps, previously inhabited by Russian billionaire Alisher Usmanov, is now up for sale due to the debts of offshore company Tegernsee (IOM) Limited, as reported by Münchner Merkur.
With an initial asking price of €25 million, the villa has become the most expensive property ever listed on real estate aggregator Immowelt, which has been monitoring property sales in Germany for over two decades.
Managed by Tegernsee (IOM) Limited since 2011, Usmanov rented the villa for €77,000 per week until he was forced to leave following European Union sanctions related to the Russia-Ukraine conflict.
Bankruptcy trustee Ulrich Cramer is overseeing the sale of the villa, as mandated by a court order. Cramer stated that the insolvency was primarily caused by the fact that the debtor’s assets are mostly in real estate, which cannot be liquidated to settle financial obligations.
The three-story villa boasts a 735-square-meter living space on a 4,700-square-meter lakeside plot. It includes four bedrooms and bathrooms spread across the upper floors, along with a 750-square-meter spa area and a 20-meter swimming pool for ultimate luxury living.
